Utah Green Homes - Federal Energy Audit

UTAH - $14.1 million awarded today

Utah will utilize Recovery Act funds to improve energy efficiency in residential, commercial, public education, and government buildings. The state will provide financial incentives to low-income housing developments and commercial and government buildings that perform energy efficiency upgrades. For instance, low income housing units will qualify for free insulation upgrades and builders working on new construction developments will qualify for rebates if they build high performance buildings.

Utah will also use funding to collect more accurate data about the potential renewable energy resources in the state that can then be used to identify potential Renewable Energy Zones.

After demonstrating successful implementation of its plan, the state will receive more than $17 million in additional funding, for a total of more than $35 million.

2009 Recovery Act and Weatherization Funding

The U.S. Department of Energy (DOE) Weatherization Assistance Program will distribute $5 billion to the states under the American Recovery and Reinvestment Act (ARRA) of 2009. A chart that shows funding to individual states and U.S. territories appears below.

Grant Money - Idaho $11.4M and Utah $14.1M From DOE - EERE

The Department of Energy - Energy Efficiency & Renewable Energy has awarded $204 Million for State Energy Programs in 10 States. http://apps1.eere.energy.gov/news/daily.cfm/hp_news_id=175

These grants are for state and local governments to improve energy efficiency in residential, commercial, public education and government buildings. The state will provide financial incentives to low-income housing developments and commercial and government buildings that perform energy efficiency upgrades. Utah State Energy Program - EERE Weatherization | Grant Money

The federal government announced Tuesday that Utah will receive $16.6 million in grants for energy conservation and research into geothermal energy and carbon capture.

The Energy Efficiency and Conservation Block Grants will go to Salt Lake City and Utah's State Energy Program, which will distribute its $9,593,500 to communities throughout the state that haven't yet benefited from the federal stimulus grant program.

Salt Lake City received a direct Department of Energy grant of $2,116,500. A separate grant of $4.9 million is going to Utah State University for energy research.

About 2,300 cities, counties and states were eligible nationwide for the funding. In Utah -- 19 counties and 235 cities -- will be preparing for the coming competitive grant period whose deadline likely will be in January.

The ECIP includes projects that meet the long-term Department of Defense goal to reduce energy consumption. The program complies with facility requirements that ensure high operational performance and productivity, while emphasizing sustainability, energy efficiency, safety, and maintainable structures and systems; as well as meeting overall lifecycle cost effective standards. This program delivers costs savings, freeing funds for other warfighter needs. For example, by implementing the ECIP projects, the annual savings for the Army are estimated to be $5.0 million in operating costs.

Funding for the ECIP by the Recovery Act is provided to the Military Services, based on priorities developed by considering the requirements of the Recovery Act and the goals of ECIP. The ECIP is specifically designated for projects that reduce energy and water consumption. ECIP provides a critical funding source for investments in small-scale renewable energy technologies that fall within the savings-to-investment ratio and payback goals of the program. Therefore, the projects are focused on improving energy efficiency of existing Department of Defense facilities and creating new energy generation sources on military installations in a cost-effective manner.

Utah Infrared Thermal Imaging

Another week of Utah Infrared Home Energy Audits is complete. This week we discovered some unique things in some new homes in South Jordan and Herriman. Missing insulation! With infrared thermal imaging equipment we can see behind sheetrock, we can see the wall studs, drywall screws and of course infrared thermal imaging allows us to locate roof trusses. We found two homes in South Jordan where the blown in celulose attic insulation was missing completely in 3 rooms. We put them in touch with Utah Attic Insulation - namely Chris James 801-589-5100. The homes in Herriman were missing on the north side (cold side). We highly recommend having a home energy assessment on your Utah residence. The cost of an infrared home energy audit is about the same as the cost of an infrared home inspection.

Government Grant Money

Doing inspections and energy audits for the government has it's ups and downs. The money is good, but it takes forever to get paid. The best part is looking over all the government grants - where our money is getting spent. Some are real stupid like flea research on Utah prairie dogs. Here is the worst of the waste.
$1.8 Million to monitor the presidential and regional elections in the country of Djibouti. Where the hell is Djibouti? And who cares when we have 15 million Americans out of work.

Past week's energy audits

The majority of the issues with our infrared energy audits this past week was the same as last week. Recessed Can Lights - they sure look nice, but the leak air like an open window. 10 can lights are like having a bathroom window open. Number 1 - they are not air tight, Number 2 - you can't insulate around them. They can easily be retrofitted with an airtight housing. Not only are they airtight, but you can insulate all around and on top of them. A quick return on your investment. Home depot has these on sale for about $13, their SKU is 797710.

High Radon Levels in Utah

I have several large professional electronic radon monitors that cost over $5,000 that we use in building inspections. All throughout the year the static radon levels fluctuate up and down, like blood pressure. Some weeks the radon levels are up to 25%
higher than normal, some periods they are lower. Ghost Image on Infrared Camera Photograph


This is weirder than crap! I was updating my website http://www.umrt.com/ today and was working on the "infrared cameras" page and went back into some pictures that I took in February 2009 of a house that was later bulldozed down to make way for a new highway. It was a right of way inspection that is done before the government purchases the property. Going thru the thumbnails of the infrared images, just scrolling thru image by image - then I froze and got goosebumps all over. I saw a face in the wall - see the attached image - and there was nothing on the wall of that house when I was there, it was totally vacant. No I don't believe in ETs, martians or ghost and goblins but my friend - that face was not there when I took the picture. How tell me, can than image get altered in my hard drive. It looks like modern day ghostbusters! This is an unaltered infrared photograph of what? A ghost? You decide.

Report Card for Advanced Access

The grade this week for Advanced Access disasterous attempt of fixing mine and countless other real estate agents websites - F minus.

Advanced Access Ongoing Outage - Day 8 of we'll fix it tomorrow

Unbelievable is the word of the day.

1st – In the time it took for Advanced Access to return a call – I had a new website up and hosted at www.theagenthouse.com (just a few hours).

2nd-When I called Advanced Access (with a smile on my face) to cancel the first of my AA hosted web sites – the person on the phone asked me why I was cancelling my account???? DUH because it is not working – down – inoperative – not functioning.

3rd-She had to transfer me to account services so they can officially cancel my account. Account services acted unaware that they were having problems. I told her that I have several web sites with AA and I was going to start canceling them one at a time, as soon as www.theagenthouse.com could bring my new website up online. She said that AA had the problems resolved and just about all websites were up and running. I told her to pull up one of my other websites and scroll down and click on the little padlock – it says: site not found! She said well we must of overlooked that one – we will have it working soon (SOON – like weeks?)
I went and checked my other websites –same problem, still down. I checked my wife’s website still down – and no e-mail.

Denial? Or ignorance?

Soon this chapter will be out of my life – why did I ever choose to have this company in charge of my websites that my companies sustenance heavily depends on.

So as the sun is setting in the west on Day 8 of Advanced Access Real Estate Web Site Outage, I look forward to calling them Monday morning and asking them: Why is my website down and when will it be working again. The blogs will continue until they can fix it or answer my question. That my friends will be Day 11 of the Great Advanced Access Real Estate Web Site Outage.

Hidden water shut off valve

How many times have we seen the "hidden water shut off" where someone finished the basement with sheetrock drywall and never installed an access door panel for the water shut off valve and regulator? This is not a problem for an infrared camera. I found this one in 30 seconds yesterday. You can clearly see the valve above the electrical outlet, and the regulator is above the valve.

Salt Lake City dog beating reward update

The animal Advocacy Alliance of Utah added $1,500 to the reward for the person or persons who beat a dog to death over the weekend. Alamo Infrared Home Inspections handed a check for $2,000 to Katharine Brant at the Humane Societ of Utah this morning. This puts the total reward now at $6,500.

I hope they catch these scum bags this week. Be sure and give your dog an extra hug tonight in memory of "Tuffy"

The Battle of the Alamo - 173 years ago

March 6th, 1836





This spring morning back in 1836, the Alamo fell. For more than 13 days, 186 brave and determined patriots withstood Santa Anna’s seasoned army of over 4,000 troops. To a man, the defenders of that mission fort knew they would never leave those ramparts alive. They had several opportunities to leave and live. Yet, they chose to fight and die. How foolish they must look to this generation of spoiled Americans.




























It is difficult to recall that stouthearted men such as Davy Crockett (a nationally known frontiersman and former Congressman), Will Travis (only 23 years old with a little baby at home), and Jim Bowie (a wealthy landowner with properties on both sides of the Rio Grande) really existed. These were real men with real dreams and real desires. Real blood flowed through their veins. They loved their families and enjoyed life as much as any of us. There was something different about them, however. They possessed a commitment to liberty that transcended personal safety and comfort.



Liberty is an easy word to say, but it is a hard word to live up to. Freedom has little to do with financial gain or personal pleasure. Accompanying Freedom is her constant and unattractive companion, Responsibility. Neither is she an only child. Patriotism and Morality are her sisters. They are inseparable; destroy one and all will die.


Early in the siege, Travis wrote these words to the people of Texas:
“Fellow Citizens & Compatriots: I am besieged by a thousand or more of the Mexicans under Santa Anna. . . . The enemy has demanded a surrender at discretion, otherwise the garrison are to be put to the sword . . . I have answered the demand with a cannon shot & our flag still waves proudly from the walls. I shall never surrender or retreat. . . . VICTORY OR DEATH!

Radon Testing In Granite Countertops

Radon testing in granite counter tops is now a part of our services. We have conducted many tests on granite and so far most of the testing on granite counter tops, wall surrounds and granite floors are not showing these concentrated levels of radon. This is not to say that there is no concern, we have found several homes with granite counter tops containing "hot spots" of rather high concentrations of radon. These "hot spots" simply needed to be cored out, or removed from the counter top.

We have purchased a special device that can scan these surfaces for "hot spots". Hot spots are areas on granite that are producing gamma radiation that may not be safe, whether or not these hot spots are radon or some other form of radiation. Most especially important for pregnant expectant mothers with a developing fetus who spend many hours next to these granite counter tops.
For a small fee, we can now scan these surfaces to determine if a "hot spot" exists. If one does exist, then some action may be needed to remove the portion of granite that contains the hot spot.

Our 2009 Hot Air Balloon Schedule

The calendar is beginning to fill up. Beautiful Buena Vista, Colorado will be the first stop on the tour this summer. The Balloonavista Hot Air Balloon Festival will take place the first weekend in June. Our sponsor this year will be the fabulous Alpine Lodge Motel on the banks of the Arkansas River http://www.vtinet.com/alpine/ There is great whitewater stuff to do on the river and several local hot springs to soak in. July 4th weekend is the Teton Valley Hot air Balloon festival and this will be our hundreth year there it seems. What a wonderful place to fly. Probably the highlight of the year will come in August at the Star Valley Ranch in Wyoming. Star Valley is about an hour south of Jackson Hole. This 1st annual event will have 13 balloons, a balloon glow, big street dance and lots of fun. If you get the chance, come out and have fun with us this year!

Just heard a great one liner that will give you a chuckle during these hard times.

Neil Cavuto on the FBN said: "If you put the Federal Government in charge of the Sahara Desert, pretty soon we would have a shortage of sand."

He was talking about the TARP "black hole" - no one in government can tell you where the $350B TARP money went.
